Kappel & Kappel agents receive special Short Sale designations
Last month some of our agents attended a two day seminar in Concord to obtain the official designation of “Certified Distressed Property Expert.” This designation is intended to provide the agents with the information and skills to help them accomplish Short Sales. Some of them have already distinguished themselves in the short sale arena by completing numerous successful short sales and are hopeful that the designation will drive even more customers who are “upside down” in their mortgages and need help, to their service. We also have agents that are fluent in the Spanish language and are concentrating their efforts on helping those members of the Hispanic community who need the assistance of an honest, knowledgeable Real Estate Professional who will put their needs first.
If you need help from a certified short sale agent, please call the Client Services/Relocation Department at 800-459-7356, or email relokk@kappels.com.

Short Sale Champs!
Short Sale Statistics are out and according to the MLS records, Kappel & Kappel agents were the Short Sale Champs for N. Solano County for 2009. Kappel & Kappel successfully completed more short sale transactions than any other Real Estate Company in the entire area. Kappel & Kappel attributes their Short Sale success to the fact that they have provided training and direction to their agents who have chosen to specialize in short sales and therefore help their clients avoid foreclosure. Kappel & Kappel have specialists on site to help negotiate and monitor the short sale process. They have agents with special designations such as the CDPE (Certified Distressed Property Expert). To what can you attribute their success in the short sale arena? According to Sue Kappel, Vice President of Kappel & Kappel,
“While some companies were concentrating on getting the “Foreclosure” business, we concentrated on helping the homeowners in our community avoid foreclosure. We provided special training to our agents from Real Estate Attorneys, Certified Public Accountants and Bank Representatives so that our agents could give the best possible, knowledgeable advice to their troubled clients. First they would suggest Loan Modifications and prepare their clients with the proper paper work and necessary information. In the event that the Loan modification wasn’t successful, then we were able to help our clients accomplish a short sale.“
The agents at Kappel & Kappel have gained such a good reputation for their records on accomplishing short sales that the Banks and lending institutions are happy to work with them. They know that they are dealing with Real Estate professionals who are tops in the field and who conduct their business in a conscientious, caring manner. Tell your friends and relatives that if they are “upside down” on their mortgage, just call Kappel & Kappel and let them walk you through the process. They have locations in Dixon, Vacaville, and Fairfield. They also service Yolo and Napa counties. They have 37 years of experience and have been voted the “Best” Real Estate and property management company in the county for several years in row. Call the experts at Kappel & Kappel and let them “match” you with a Real Estate professional who can best service your needs by calling 707 451-6744 or email relokk@kappels.com.

Stetsons and Stilettos at the CC Yin Ranch
Saturday was a peaceful day in Vacaville, a bit cooler than the usual…a bit blustery at times. It was actually my birthday, and I couldn’t think of a nicer way to spend it than participating in a huge fundraiser to fight cancer.
Stetsons and Stilettos was held at the CC Yin Ranch—and that was worth the price of admission, alone! Driving out Pleasants Valley, then into the open gates…and along a road nestled among trees and grasses, surprisingly green for this time of year. Then into the estate, past a sparkling lake—complete with fishing poles dangling in the water!
The event started outside with drinks and finger foods being served while guests browsed through the incredible amount of silent raffle items, and took a peek at the offerings for the live auction to be held later. I bid on several, and won the two closest to my heart—and gorgeous handmade quilt from a talented local artist, and scuba lessons for my sweet hubby.
I’m not a western sort of girl, but I loved seeing friends and fellow Vacavillians dressed up in their western garb and Stetsons…and Stilettos!
Then inside the amazing barn like structure for dinner & fun, and amazing stories of cancer survivors and leaders in the fight against cancer…and a surprisingly interesting talk by a researcher.
A great event, and a strong indicator that the local economy is rebounding and in fact growing…and that our community is a community of supporters for the things that count! I’m proud to be a part of it, and I am in awe of those who work so hard to put on events like this, and those who gave so generously!
And if you want to become on of our community members, remember…call me! We’d love to welcome you to our little part of the world!

The Nut Tree: A Work In Progress...
I grew up in Napa, but my parents came from Reno…and as a child we drove back and forth to Reno frequently.
One of my favorite memories is that my father would drive the whole 40 minutes from our home in Napa and stop at The Nut Tree in Vacaville and let us run around and get ice cream, wander through shops, and generally wear off energy…but best of all, he told he each time we were “half way there!”
And, ironically, he’d do the same on our return trip from Reno to Napa! As a child it didn’t seem odd to me at all that it was so fast going from Napa to The Nut Tree, but so slow getting from Reno to the same half way point!
Now that I’ve raised my children here I have other happy memories of The Nut Tree, and I continue to make memories with my grandchildren.
The Nut Tree is truly a work in progress. It was re-opened with the idea of little specialty shops and bistro eateries. Instead the economy slumped, and we ended up with a mix of commercial uses—eateries, offices, big stores, and very few little specialties.
But we do have a place where Vacavillians and travelers alike visit continuously! We have Fentons Ice Cream, an old fashioned ice cream parlour. We also have the nice, light alternative in a yogurt eatery. And food? Yum! Amici’s Pizza, and our own—and fabulous!—Villa Corona! And many, many more! And there’s Old Navy, Pet Smart, Sports Chalet, Home Goods, just to name a few…plus a Jelly Belly store!
Soon the old train will be a center part of the complex again, along with the wonderful carousel…easily visible from the freeway, and enticing young and old.
So stop by, take a few, and grab a Peet’s Coffee…then wander over to the train, and circle the area around the carousel…it’s a lovely throw back to “the good old days”!

Our Nation’s Birthday Is Here!
The closer it gets to the 4th of July, the more excited I get! I absolutely love fireworks and get the Goosebumps when they start! I personally don’t have to go far to watch them and have sat in the same spot for 17 years – my neighbor’s driveway. I live on a double cul-de-sac and we have 13 neighbors and their families that all get together and experience this annual tradition. They typically have extended family members with them that are visiting, be it their parents, grown children or grandchildren. Everyone drags out their lawn chairs with blankets and/or sleeping bags for the kids to lay on in the street. We never worry about any cars since everyone is home. Click Here to see which cities are celebrating the 4th of July with parades, fireworks, etc.
Do you know where the famous Declaration of Independence was adopted and signed giving us our most precious gift – FREEDOM? It was at Independence Hall (originally the Pennsylvania State House) located on Chestnut Street in Philadelphia, Pennsylvania. It is a red brick building designed by Edmund Woolley and Andrew Hamilton, built between 1732 and 1753. Besides the photo that I have attached to the blog, you can always see Independence Hall on the back of the $100 bill. Independence Hall’s bell tower steeple was the original home of the Liberty Bell. For more information on the history of the Declaration of Independence check out http://www.ushistory.org/Declaration/graff.htm
Are you celebrating your freedom by living the American Dream? Now is the time to purchase a home. Our market is starting to stabilize and we are even seeing multiple offers. Now is the time to buy a home and live your American Dream!
We can help you with your real estate needs locally or anywhere in the World through our association with Leading Real Estate Companies of the World. We are partners with over 750 members worldwide. For more information call us at Kappel & Kappel in our relocation department at 1-800-459-7356.

Vacaville's Finest Fresh Fruits & Vegtables
Let me tell you where the finest fruit and vegetable stands are in Vacaville. Don’t get me wrong- there
are more than this, but these are my top 3 right now!! Being from the Midwest, I am accustomed to fresh ingredients when I cook, plus I am particular on who I purchase my produce from. The 3 places I want to tell you about are well established vendors of Vacaville.
My first stop was to Fred’s Cherries on Elmira Road. Every morning they drive out to Lodi or Stockton to pick up the freshest, most delicious cherries. They have been doing this for 15 years, so needless to say they are doing something right. Fred passed away about 6 years ago, but his family continues to bring Vacaville delicious cherries. They are also very active in fundraisers, stop by grab some cherries and see about a fundraiser that will be healthy and profitable.
My next stop is the corner of Gibson Canyon Rd and Fruitvale, my favorite strawberry stand!! The prices are outstanding. I will warn you now, please buy at least one basket for you to munch on for the trip home. I live only 3 miles away so plan accordingly!! This strawberry patch is run by a very wonderful family. Each morning they pick and wash bushels of strawberries. Today I picked up the most delicious blackberries as well!! I pulled my favorite summer pie recipe out, strawberry pie with a glaze, toss a few blackberries in as well and top with fresh whipped cream!! Are you on your way yet!!
Last but not least Aliki’s Produce, on your way from the strawberry patch, follow Fruitvale down to Orchard. Look left to see open fields of fresh produce. Providing us with the most awesome tomatoes, lemon & Japanese cucumbers, melons, cherries, apricots, peaches, pears, grapes and plums in Season, local honey and herbs. I run here to get my fresh tomatoes and basil for
my Caprice salad. The cantaloupe you can smell the minute you walk up to the stand. You can always find a beautiful bell pepper for stuffed bell peppers!! Okay I know you are hungry now, so head on out to Vacaville, California for our finest in fresh fruits and vegetables.
If you truly want to make the most of it head out on a Saturday to catch our Farmer’s market downtown. In our community we not only support our local farmer’s, we gather to see our neighbors and catch some local entertainment.
Click Here to see what’s going on in Vacaville. CA.
Please feel free to contact me for information on homes available in Vacaville or surrounding cities of Solano County. I encourage you to spend a day or two in our town; you just may fall in love!! When you do call me to help you find your perfect home (707) 514-6242.

Vacaville Fiesta Days
Memorial Day is almost here and with that starts Vacaville’s Fiesta Days!
I am sure if you are not local – you are wondering, just like I did when first arriving in Vacaville, what are Fiesta Days? I checked out the meaning in the dictionary and the word is derived from Spanish meaning a saint’s day celebrated in Spain and Latin America with processions and dances.
Fiesta Days was originally created in July 1957, first named Western Fiesta. It was a week that was more tuned into cowboy roundups and rodeos along with lots of square dancing. This was the year that most of the events such as the Parade and Queen contest started. They had a grand barbeque in Andrew’s Park and on Sunday the first Whiskerino Contest started. A challenge was given to all the men in Vacaville to grow a beard! If you were beardless you were made a “jailbird”.
Fiesta Days has progressed significantly since 1957. It is now a week long celebration starting on Monday going all the way through Sunday. It begins with opening ceremonies and then a kick-off barbeque. The Grand Marshall is then introduced. This year’s 2009 Grand Marshall is Garland Porter.
As the week progresses there are numerous pageantries including Little Miss Vacaville, Mr. Fiesta King, Miss Vacaville, Mrs. Vacaville, Mrs Solano County and Miss Teen Vacaville.
Thursday starts the golf tournament at Green Tree Golf Club. This is the day the kids really get excited about since the Carnival opens. There are lots of rides, games, live bands and of course great food. Oh, and don’t forget about the arts and crafts.
Saturday, May 23rd at 10AM starts the big parade! Watch for Kappel & Kappel agents and their children or grandchildren. They will have visors and fans to give away.
The activities continue through Sunday. I have just highlighted on some of the activities but check it out on www.fiestadays.com to get all the times and details.

What I love about Downtown Vacaville
I came to work at Kappel & Kappel Realtors in Vacaville on February 1st, 2008 as the new Relocation and Client Services Director, after Sandy Jenkins decided to try her hand at retirement after 28 years. Since I live in Contra Costa County, I was a little concerned about working in a smaller town. You know how people say the unknown is always a little scary?. Well, as my husband says, “let’s not worry about the sun not coming up tomorrow.” I hate it when he’s right.
This is one of the most delightful towns ever. We have a quaint downtown area where people actually speak to you - yes, even strangers. The shopkeepers get to know you by name. There is a small bakery/sandwich shop on Main Street right across from my office, named Pure Grain Bakery. I had called in the same Panini sandwich order several times and after I gave them the information for the sandwich, they said, “Is this Pam?” Wow, I was flabbergasted!
The City of Vacaville has built a town square in the middle of downtown right on Main Street. While visiting Poland, Vacaville Mayor, Len Augustine was impressed with the European style of the town squares where people gather to get information and socialize. Plans were soon started for the one we have right here in Vacaville.
Vacaville’s town square hosts live music from local musicians from 5/13 – 9/30 every Wed starting at 11:30 AM- 1PM. Check out the downtown activity for other fun events such as Friday nights Creek Walk concert series. The website is www.downtownvacaille.com.
Look for my next blog on the 2nd Annual International Chili Society Cook-off to be held downtown August 15th. Where? In the town square – where else?
If you know anyone that needs help relocating anywhere in the world, call us here at 1-800-459-7356. Due to Kappel & Kappel’s affiliation with Leading Real Estate Companies of the World with over 700 firms and 5,000 offices we can help your family and friends not only locally but also globally.

Tour De Cure Bike Ride in the Country
Tour de Cure is a great event! If you enjoy bike riding you would love this ride that benefits the American Diabetes Association! Tour de Cure is a series of fund raising cycling events held in 40 states. (The next one is in Palo Alta on June 14th) It’s a ride not a race and you can pick a route from 10-100 miles. For more information go to www.tour.diabetes.org.
I just finished riding the 25 mile tour on Sunday, May 3 in the beautiful Yountville area. It was spectacular, even in the rain! I rode with Team Gold’s Gym Vacaville and it was a really fun day. The scenery was amazing! (Reminds me of the Vacaville countryside). I live in the country in Vacaville and spent most of my outdoor practice time riding along beautiful Gibson Canyon, Timm Road, Peaceful Glen and English Hills. It is really peaceful out there and Vacaville is such a nice place to live and raise a family. I couldn’t help noticing the “for sale” signs on some beautiful properties. So I decided to look them up to pass along to you - enjoy the pictures!

If you have ever considered leaving the hustle & bustle of a city lifestyle, now is a great time. Properties in the country are very affordable. Give me a call (707)365-8242, or check out my website. I would love to answer your questions about Vacaville or buying a home in the country!

Buying a NEW Home in Solano, CA
Homes are like people…all different sizes, shapes, ages and colors. And buyers? Much the same. But one thing I generally find in all buyers at one time or another weigh whether to buy a new home or a resale home.
What’s the appeal of a new home? I think for me it’s always been owning something that no one else ever lived in, never having to correct their mistakes, or adjust it to my own style. Like a fresh piece of canvas to paint.
What’s the reality of a new home? For many it’s the fulfillment of that dream. But for those who don’t know what to expect it can be the opposite.
I tell my potential new home buyers that we need to weigh the differences between new and resale, then make the decision. Here are some of the things I tell them to consider:
- ALWAYS take your Realtor with you on your first visit to a new subdivision. I typically really like the sales agents at the new homes, but I always remember that they do NOT represent the buyers…ever!
- Walk through the model homes with your Realtor. I point out the good, the bad, and the UPGRADES! What you see is not necessarily what you get! Sometimes it takes a trained eye to go through and point that out. Doors are removed in most models…and wow, does that make the room look huge! Beds are shortened, or are double or twin sized. No headboards. Minimum furniture. Most of us do not live like that; you need to picture the room with your own furniture.
- Anticipate the cost of upgrades to the property. What do I suggest? First and foremost, upgrade your carpet and your pad! Then move on to the other, more cosmetic items. My last new home was a dream for me…truly an empty canvas! I added granite slabs, 16X16 floor tiles, and much, much more. But I paid for every bit of it upfront, knowing that if I did not do it prior to the move it would never get done. But I have a contractor neighbor who paid for NO upgrades, and simply redid the house at his own cost and labor. And he saved a bundle!
- Check out the lot your home will be built upon. Walk it! Ask what will be next door, behind, anywhere your lot is visible from! You may find that your beautiful single story may be bordered by 4-5 two story homes with tons of windows looking down on you. If that isn’t your desire, then don’t buy it! I was shocked one time to find that the lot I bought was graded after I bought it, and we ended up with a huge berm in the backyard. Boy, did that change my landscaping plans!
- What additional fees are there? Can you negotiate price? Your Realtor is the right person to ask. I’ve negotiated prices that benefited my clients tremendously—and they were going to offer the “list” price! Is there an HOA? Common areas? Are there special assessments such as Mello-Roos or Community Facility Districts? If so, get the figures up front!
- Remember the things that you may take for granted with a resale home: window coverings and landscaping. In a new home you are literally starting from scratch. In Vacaville we’re lucky enough to have a City requiring that the developer put in front yard landscaping and a minimum of 1 tree. But your back yard is typically graded and perhaps drainage is in, but that is it. The confines of your fencing is definitely an area you need to consider…especially if you have kids or pets! The winter mud may be more than you bargained for!
- Are you okay with living in an area of immature landscaping and an unknown mix of neighbors? With resale you are pretty well able to take a look ahead of time. With new homes you’re sailing into uncharted territory. In Vacaville I rarely see huge problems, but it truly is something to consider.
A new home can be everything you dream of…or everything you fear. The key is going in with your eyes wide open, your Realtor at your side, and looking at everything! You wouldn’t buy a new car impulsively, don’t make that mistake with your home!
And if you’re looking for a new home—or a resale home!—in Solano County, check out my website at KathleenRamos.com! I’m ready to help!

Conveniently located along Interstate 80 between the two major metropolitan areas of San Francisco and Sacramento, Solano County offers a wide range of rural and suburban lifestyles with easy access to big city amenities, such as world-class shopping, dining, and entertainment. The County serves as an open door to Napa Valley, Sonoma Valley, and the Lake Tahoe region as well, but one of the best things about life in Solano County is that it boasts its own long list of attractions that includes everything from Budweiser and Jelly Belly Candy Company tours to wine tasting in Suisun Valley.
